Auto Parking Decks Maintenance Manual
GacoFlex U-62 AutoDeck, a liquid-applied polyurethane membrane system, protects concrete, metal and wood traffic-bearing surfaces from wear and water infiltration. Gaco Western recommends an annual inspection to perform maintenance and identify loose or torn flashing (including penetrations and expansion joints), areas of exceptional wear in ramps and turning radii, or any physical or structural damages. The inspection should also insure that drains and gutters are open and free-flowing. The following information will provide a guide to the procedures required for each of these tasks.
INSPECTIONS
Items to look at include:
- Cuts, tears, or delamination of the coating.
- Flashing at curbs, walls, penetrations and drains.
- Areas of heavy wear exposing concrete substrate.
- Spalling or structural damage to the substrate.
MAINTENANCE AND REPAIR
- Superficial Cuts and Surface Damage: Clean the surface free of oil and grease or any accumulated soil using a liquid detergent and a thorough rinse of clear water. When area is completely dry, apply GacoFlex U-62 Series urethane coating at the rate of one gallon per 100 square feet. (4.1 L / 10m2). Allow to cure 48 hours before subjecting to traffic. See product data sheet for specific instructions on the use of U-62 Series urethane.
- Cuts, Delaminations, and Areas of Heavy Wear: Remove all loose coating, cutting back to a firm, secured membrane. Clean thoroughly with a liquid detergent followed by a clear water rinse. When the area is completely dry, prime the concrete with GacoFlex E-5481 epoxy primer applied at the rate of ½ gallon per 100 square feet (2 L /10m2). Carry E-5481 several inches onto the existing membrane. Allow the E-5481 to fully cure in accordance with the attached GW-1, Sec. II Priming Instructions. Apply GacoFlex U-62 Series urethane at the rate of 1 to 1½ gallons per 100 square feet (4.1 L to 6.1 L /10m2), carrying coating onto the edge of the old membrane and feathering out so as not to leave an abrupt edge. When cured apply GacoFlex U-62 urethane at the rate of one gallon per 100 square feet (4.1 L/m2). Broadcast 16 mesh (1.2 mm) Aluminum Oxide into the wet coating to uniformly cover the surface. When texture coat has cured, sweep loose granule and apply two coats of GacoFlex U-62 urethane in the desired color at the rate of one gallon per 100 square feet (4.1 L /10m2) per coat. After final coat, allow a minimum of 48 hours curing time before subjecting surface to traffic.
- Recoating For Cosmetic Purposes: Should it be desired to recoat a deck to change color or to improve overall appearance, the entire surface must first be cleaned with a liquid detergent and thoroughly rinsed with clear water. All dirt, grease and accumulation of soil must be removed. After the surface has completely dried, apply GacoFlex U-62 Series urethane coating at the rate of one gallon per 100 square feet (4.1 L /10m2). Allow 48 hours before subjecting to traffic.
- Repair of Damaged, Spalled or Structurally Unsound Concrete: Remove loose concrete to a firm substrate, and loosen and remove coating back to a firm edge. Fill voids or spalled areas with 100% solids epoxy sand grout and allow to cure. (See GW-1-1). Surface of grout should have a slight "tooth" and should not be glazed.
NOTE
GacoFlex urethane rubber surface membrane is resistant to all types of rolling traffic. However, the rubber surface can be cut superficially by spinning or sliding studded tires. Where possible it is advised that studded tires be restricted from usage on the deck. When it is not practical, inspections of a more frequent nature may be necessary to assure that accumulations of superficial cuts are not allowed to progress to the point where membrane is penetrated.
