Latex Coating Systems for Mechanical Room Floors Maintenance Manual

The GacoFlex MF-20-L system offers a durable and waterproof surface suitable for mechanical room floors. The primary use of the MF-20-L system is to waterproof floors over occupied living space. If desired, the system can be applied with a nonskid texture. Once the coating has dried, it has excellent resistance to hot and cold water and is very resistant to soiling and staining.

INSPECTIONS

GacoFlex Mechanical Room Floor surface membrane should be inspected at a frequency of twice a year.

Items to look at include

  1. Cuts, tears, or delamination of the coating.
  2. Flashing at curbs, walls, penetrations and drains.
  3. Areas of heavy wear exposing concrete substrate.
  4. Spalling or structural damage to the substrate.

MAINTENANCE AND REPAIR

Superficial Cuts and Surface Damage

Clean the surface of oil and grease or any accumulated soil using liquid detergent and a thorough rinse of clean water. Wiping with GacoFlex T-5112 solvent can be used in lieu of detergent provided that all oil and grease is removed from the surface and not just spread around. When area is completely dry, apply GacoFlex A-56 or A-38 acrylic latex coating at the rate of one gallon per 100 square feet (4.1 L/10 m²). Allow to cure 48 hours before subjecting to traffic.

Cuts, Delaminations, and Areas of Heavy Wear

Remove all loose coating, cutting back to a firm, secured membrane. Clean thoroughly with a liquid detergent followed by a clean water rinse. To the dry surface, apply GacoFlex A-56 or A-38 Series acrylic at rate of one gallon per 100 square feet (4.1 L/10²) (16 wet mils (.4 mm)), carrying coating onto the edge of old membrane and feathering edge. When cured, apply GacoFlex A-56 or A-38 acrylic latex coating at the rate of one gallon per 100 square feet (4.1 L/10 m²).

If surface is textured for slip resistance, proceed as follows, deleting broadcasting of granule. Broadcast 40/60 (.42 mm/.25 mm) Shelfil into wet coating at rate of two or three pounds per 100 square feet (98 g - 147 g/10 m²) to uniformly cover surface. When texture coat has cured, sweep loose granule and apply one coat of GacoFlex A-56 or A-38 acrylic latex coating at rate of one gallon per 100 square feet (4.1 L/10 m²) per coat. After final coat, allow a minimum of 48 hours curing time before subjecting surface to traffic.

Recoating For Cosmetic Purposes

To recoat a deck to improve overall appearance, the entire surface must first be cleaned with a liquid detergent and thoroughly rinsed with clean water. All dirt, grease and accumulated soil must be removed. After surface has completely dried, apply GacoFlex A-56 or A-38 Series acrylic latex coating at rate of one gallon per 100 square feet (4.1 L/10 m²). Allow 48 hours before subjecting to traffic.

Repair of Damaged, Spalled or Structurally Unsound Concrete

Remove loose concrete to a firm substrate, and loosen and remove coating back to a firm edge. Fill voids or spalled areas with 100%-solids epoxy sand grout and allow to cure. (See GW-1-1). Surface of grout should have a slight "tooth" and should not be glazed. Repair as per paragraph B.
