Case Study - 455 Capitol Mall Complex

Problem: Leaking BUR under 4-inches of asphalt

Solution: Gaco Western GW-15-UBU Traffic Deck System.

The 455 Capitol Mall Complex in Sacramento, CA is a large business facility that houses law practices, accounting firms, and other professional offices. A 10,500 square foot parking deck on the roof consisted of built-up-roofing covered with 4-inches of asphalt paving. The roof had developed leaks and required resurfacing and waterproofing.

Gaco Western assisted the building owner directly by preparing project specifications for removing the existing asphalt paving, preparing the concrete deck, installing ramps to accommodate elevation changes and installing a new GW-15-UBU traffic deck waterproofing system.

The job was awarded to West Coast Industrial Flooring of Rancho Cordova, CA and work commenced during the summer of 2003.

First, the existing asphalt paving was removed, and the concrete surface was shotblasted. The drains were reset, and sheet neoprene base flashing was installed. Cracks in the substrate were reinforced with GacoFlex 66B polyester tape.

The prepared concrete was sealed with U-5677 urethane sealer, followed by a primer coat of E-5320 epoxy. After the primer was dry, a base coat of GacoFlex UB-64 was applied. Gaco durable even-wearing granules were broadcast in the coating, and a final topcoat of U-64 was applied. After the waterproof membrane had cured, the parking deck was marked and striped.

“The project was completed ahead of schedule, and the contractor was very attentive to our needs and any problems that arose,” recalled Building Engineer Mark Sullivan. “I’ve been very pleased with the assistance from the Gaco Western Area Manager in preparing the project documents, providing subcontractors, and his assistance throughout the project. We have additional Gaco work coming up!”
