Carlyle Towers, a 27-story high-rise residential and commercial building, required waterproofing for a rooftop deck.
The deck is a scenic overlook for residents. Because several condominiums were located below the deck, secure waterproofing was essential.
The construction plan called for a waterproof elastomeric membrane over 32,215 square feet of concrete. The architects specified GacoFlex LM-60 IRMA roof system.
A coat of U-5677 was applied first as a sealant. This was topped with a primer coat of E-5320, followed by caulking and neoprene sheet joint treatment.
Another primer coat was added over the neoprene, finished by a top coat of LM-60. After the coating cured, the deck was topped with closed cell styrofoam insulation and decorative paving stones to provide a wear surface. The water fountain was also waterproofed with the LM-60 between-slab elastomeric membrane.
The general contractor for Prospect Waterproofing of Sterling, Virginia, commented; "Gaco Western products were undoubtedly the best products for the job. Not only do Gaco products supply seamless waterproofing, but the products are also odor-free, an important consideration in a residential area."
Carlyle Towers was completed in 1999. The installed rooftop waterproofing system continues to function seamlessly, keeping the condominiums below free from leaks.
